参与医养结合项目国内外市场及标杆案例研究，围绕政策与资金来源、运营主体、目标客群、服务业态、空间配套及运营机制拆解项目模式；以波士顿长木医学区等案例，分析政府、高校、医疗机构、企业与资本之间的协作关系，以及医、学、研联动与空间集聚的作用，提炼项目成功要素，输出2份合计100+页策略报告。Contributed to domestic and international market and benchmark research for integrated healthcare and senior care projects, examining policy and funding, operators, target customers, service offerings, spatial amenities and operating mechanisms. Used cases including Boston's Longwood Medical Area to examine collaboration among government, universities, healthcare institutions, businesses and capital, as well as links among healthcare, education and research and the role of spatial clustering. Synthesized project success factors into two strategy reports totaling 100+ pages.

参与上海商业项目数据库搭建与产业园区市场研究，梳理重点商圈商业项目的空间分布及开发体量；结合园区市场资料，从存量、新增与未来供应、租金及空置率等维度对比板块供需，围绕生命科学、新能源汽车等产业链拆解细分领域需求及代表性租赁成交的空间分布，将项目与产业信息整理为数据库及图表化研究材料。Contributed to the development of a Shanghai commercial property project database and business park market research, mapping commercial projects and development volumes across key retail districts. Drew on business park market materials to compare submarket supply and demand through existing stock, new and future supply, rents and vacancy rates. Examined demand by segment and the spatial distribution of representative leasing transactions across value chains including life sciences and new energy vehicles, organizing project and industry information into a database and visual research materials.

参与上海8个社区商业项目对标研究，从运营主体、目标客群、业态组合、空间动线及运营管理等维度拆解项目模式，提炼标准化运营与因地制宜改造的适用条件；结合摊主访谈及经营反馈，对比租金、销售表现与改造评价，分析不同客群及运营模式下的流量转化差异与经营问题，识别品牌化、业态更新和管理方式调整对社区服务与经营表现的影响。Contributed to benchmark research across eight community retail projects in Shanghai, examining operators, target customers, tenant mix, spatial circulation and operational management to identify conditions suited to standardized operations or locally adapted renewal. Combined vendor interviews and business feedback to compare rents, sales performance and renewal assessments, analyze differences in traffic conversion and operating challenges across customer segments and operating models, and examine how branding, tenant mix changes and management adjustments affected community services and business performance.
